TERMS: Terms shown are inclusive of VAT at current rate (where applicable). Please send deposit of 30% when booking. The balance is payable 42 days before date of holiday. The price of the holiday includes heating, lighting, bed linen, towels, tea towels and Wi-Fi. 

Parties of 5 or more – a returnable bond of £100 to £400 (in case of damages or extra cleaning) to be paid with the Final Payment 42 days before commencement of holiday.

There are no extra charges but the hirer is liable for the cost of any damages done to the property and contents. The hirer is expected to leave the accommodation as clean and tidy as found on arrival. Our properties are NOT suitable for parties of young people.

NO SMOKING: All our properties are for NON-SMOKERS only.

GARAGES/CAR PARKING: Please be aware that a parking space/garage in York is a rare privilege because of the lack of space in the ancient city. Only one parking space/garage is available for each property. Any visitors to your house/flat will need to use public car parks. If more than one car is absolutely necessary for your party we can sometimes arrange extra parking for an additional charge of £15/night (inc VAT) at specific properties only, please ask.

CANCELLATION: Please make sure that you arrange your own Holiday (Cancellation) Insurance In the unfortunate event of a cancellation you will need to inform us immediately. We will then make every effort to re-let your booking. If we re-let we will refund your booking less a £50.00 administration charge . If, however we are unable to re-let, you remain responsible for the PAYMENT IN FULL.

TRAVEL COTS/HIGH CHAIRS: Travel cots and high chairs can be provided on request. Please enquire about availability when booking and put your requirements on your Reservation Form. (Please note, no bedding is provided for cots, no restraints for high chairs, nor safety gates for stairs).

Z-BED: Z-bed (for 1 extra person only) can be provided in certain properties at a charge of £100 (inc VAT). This charge is to cover the extra wear and tear on the property of an extra person.

PETS: We regret that no pets can be allowed, due to the central locations of our properties (unless otherwise stated).

ARRIVAL and DEPARTURE: To allow us sufficient time to prepare the properties, we ask visitors not to arrive before 3.30pm and to leave by 10.00am on the day of departure.
